Real Estate Fund Structure
Real estate hedge fund' are not limited in their investment strategy and many such structures have different strategies. There purchase for example real property and hold onto the real property for appreciation.
Our field of work is to acquire raw land or acts in partnership with the current owners and develop the land or hire other companies to develop the land. Developing the land include parcelling, the creation of the infrastructure such as water, electricity, creation of access roads to the subdivisions and the sale of land.
Vulture Fund Structure
A vulture fund is a private equity that invests in debt issued by an entity that is considered to be very weak or dying, or whose debt is in imminent default. The name is a metaphor comparing these investors to vultures patiently circling, waiting to pick over the remains of a rapidly weakening company or, in the case of sovereign debt, debtor country. Vulture funds focused on debt target not only corporate obligers, but also sovereign debtor states.
Our line in vulture fund structure is to buy up debt from companies who own real estate and take over by the conversion of loans into equity of these companies to become the majority owner. These companies are then refurbished and sold with profit, or if there is no other way, destroyed and in parts sold to gain the profit. This type of business can possibly be described as an aggressive method to raise profits. In truth, there is a great potential, but by this business practice also many companies be preserved from going bankrupt. In this business sector we are always careful to maintain jobs and not to destroy them.
